Do you manage rentals/tenants?Yes. We regularly work with short-term and long-term tenants to generate income while covering ownership expenses.

Do you provide handyman services?Absolutely! We have an entire team of talented professionals providing handyman services that can complete hundreds of different tasks for our clients.

What is a routine service?The routine service is a recurring service that allows our clients to schedule in advance, with itemized services provided in our annual estimates. These services include but are not limited to caretaking, pest control, utility and house maintenance, pool care, landscaping services, and irrigation care.

What are non-routine services?The non-routine services include unpredictable services that you can't schedule in advance, such as electrical work, plumbing, masonry, home improvement projects, etc. These are services we can only complete upon receiving client authorization. We add MAF of 12% to non-routine services, which exclude property management labor and liaisons. Our clients have the option of managing themselves while paying a non-JHJ vendor directly.

How much will it cost for house watching, and how often will you do it?Our property reviews start at $55 each. We can create a custom-tailored schedule for your property. Most owners will need weekly or bi-weekly reviews based on their needs, but we can switch things up for you based on your needs!

How often do you inspect properties, and how does the process work?We inspect properties as often as our clients need us to do so. It's common for clients to choose weekly in the winter and bi-weekly during the warmer months. We invoice on the final week of every month, consolidating all vendor invoices into one bill.

How much will a property inspection cost?Our property review pricing begins at $55 per property and includes an extensive checklist with commentary and images. In addition, we send a digital report at the end of each review.

How much is the hourly caretaking rate?We charge $50/hr for our property manager's labor.

Are you insured?Yes. In accordance with the NY laws, JHJ has all required insurance and worker's compensation. We can also verify that all our vendors have worker's comp and liability coverage.

Do you offer a warranty for work provided?We stand behind our work and offer a warranty on all services we manage and bill directly. It's a valuable benefit to property owners. It's in our best interest to exceed your expectations while doing what we can to keep you fully satisfied with the experience.

What is your availability?We're available day and night, 365 days per year. Each property will have a primary manager and secondary manager assigned to them. However, we also have an on-call manager available outside of traditional business hours and emergency vendors who can take care of anything you need to have done around the clock.
